- A total of 218 acres of heavy industrial (IH) zoned property
o 110 acres on west side of the terminal was previously owned by Evergreen Aluminum LLC, which sold the property to the Port of Vancouver (transaction closed January 27, 2009).
o Remaining property was owned by Alcoa Aluminum, which sold the property to the port in a transaction that closed on March 28, 2009. - Alcoa closed the smelter and extrusion operations at its Vancouver facility in 1985.
- Evergreen Aluminum closed its operations in Vancouver in the early 2000s, and for the most part, the property remained vacant and unproductive until April 2009.
- Terminal 5 is believed to be one of the last available pieces of waterfront heavy industrial property on the West Coast.
- The Alcoa dock and bulk unloader is included in the port’s purchase. Long term uses for both are still to be determined.
- The port quickly began grading and surfacing a 30-acre wind energy handling area on Terminal 5 immediately after closing on the property acquisitions, and by April 12, 2009, was already handling wind energy cargo on the terminal.
- The new terminal will be served by a rail loop that is large enough to provide unit train handling internal to the Port of Vancouver, and will allow for the reduction of congestion in the BNSF Railway Company’s Vancouver Yard.
- Unit trains are trains that normally consist of 80-120 cars of the same commodity, and can be as long as 7,000 feet. At least 8,000 linear feet of track, as well as the appropriate switches, is needed to break down and distribute unit trains across the port.
- The Terminal 5 project will deliver an additional 35,831 track feet (6.79 track miles) of new unit train tracks within the port. This will increase the port’s current total of 133,250 track feet (25.24 miles) to 169,081 track feet (32.02 track miles) by fall of 2010.
